We are all experiencing unprecedented change, moving faster than the news cycle. We wanted to let you know what Melcor in partnership with your Homeowners Association is doing to provide you with continuous service and minimize interruption.

 Please see attached internal policies that we have implemented to care for our Residents, employees, clients, partners and all stakeholders here

 Our team is available digitally or on our cell phones to ensure, your questions and inquiries will continue to receive our immediate attention. We want to assure you that we have the technology in place to support remote working by our employees so they can continue to provide you with the highest levels of service and security.

Rosenthal Homeowners Association 2020 AGM

Due to gathering restrictions imposed due to the Covid-19 pandemic The date for the 2020 Rosenthal HOA AGM has not been set and will not be arranged until the fall of 2020.

Alberta Corporate Registries has confirmed that Non-Profit Organizations, of which homeowners associations fall under, will be able to postpone AGMs until the ban on public gatherings has been lifted.

The package will be sent to residents 21 days prior to meeting to ensure ample notice is given.

We will continue to monitor government guidelines closely and communicate with the Resident Directors for potential dates and restrictions that may need to be applied for resident safety during the meeting.

Rosenthal Homeowners Association 2019 AGM

We were very pleased with the turnout of residents at our 2019 AGM held on October 3, 2019. The current Board is comprised of three (3) Melcor Directors that retain the Officer positions (President, Vice President, Treasurer, Secretary) and four (4) Resident Directors. Resident Directors obtain the knowledge and direction to be prepared for the responsibility of overseeing operations of the Rosenthal HOA in the future.

WHAT IS THE ROLE OF A RESIDENT DIRECTOR?

The Resident Directors are the eyes and ears of the community. A Resident Director plays an important role by being kept up-to-date with what’s going on in their community, and by gathering feedback from neighbors and Rosenthal HOA members regarding HOA issues. Resident Directors are required to attend Board Meetings, but do not have authority, responsibility, or liability for the development, operation, or management of the Rosenthal HOA assets. Resident Directors, however, are instrumental in streamlining the society’s Policies & Procedures, Rules & Regulations, governance and visioning. Melcor, as Manager of JRHOA, retains the authority, responsibility, and holds all the liability to ensure that the Rosenthal HOA is developed as designed, fiscally responsible and sustainable for the long term use of its resident members.

Fountain Repairs

We are currently working to energize the new fountains in the South Pond. The meter should be installed by June 22nd by EPCOR. We appreciate your patience while we work to have them operational as soon as possible.

Rosenthal Homeowners Association (RHOA) Mission Statement

Our mission is to provide improved value to the Rosenthal residents and owners through the development, enhancement and maintenance of the Rosenthal area amenities.

RHOA Vision Statement

Our vision is to create a community environment that has a consistently high aesthetic appeal throughout; to enhance the walkways, ponds and common spaces; to establish and maintain close integrated communication with our stakeholders; and to ensure that the Rosenthal Community remains a preferred choice for current owners and potential buyers.

RHOA Fees

The RHOA fee is an encumbrance that is placed onto all registered land titles within Rosenthal. The fees are to be administered by the RHOA board of directors to pay for costs associated with the development, enhancement and maintenance of our common area neighbourhood.

2020 Fees for all registered titles within the Rosenthal area are $100.00 per household. The Board of Directors have decided to waive the service fee of 3% for online and telepay options.

2020 Fees: Deadline for payment is April 1st, 2019, Collection action will commence May 1st , 2020.

If you are a new owner in the Rosenthal and are not sure if you are registered, please utilize the Contact Us section of the website for confirmation or assistance in getting registered. This will ensure you receive all applicable invoicing and information pertaining to the RHOA mailed to you.

*Failing to register will not negate your responsibility to pay the annual fees for your home, any applicable late fees, or legal expenses that may be incurred by your account.
